Your Suite Is Worth More Than the Clean Costs
A three-piece suite is one of the more expensive things in the house, and it takes more punishment than the carpet does, body oils, hair products, food, drink, pets, children and sunlight, concentrated into the few square feet everybody actually sits on. Most of that sits in the fabric long before it shows as a mark, which is why a suite can look flat and dull without a single visible stain on it.
It is the same truckmounted system used on the carpets, dialled right down and matched to the fabric, so the upholstery is cleaned and extracted rather than soaked. Cushions that are left sodden take days to dry and can wick old soil back to the surface as they do.
Prices are fixed by item: £25 an armchair, £30 a love seat, £40 a two-seater, £50 a three-seater, from £60 for a corner suite and from £90 for a three-piece suite. Dining room chairs from £40 and rugs from £30. Because it is fixed price, you can book upholstery over the phone without a site visit.
Leather is cleaned with products made for it and then conditioned, which is the step that keeps it soft. That conditioning is included rather than sold separately.

Oils break the fibres down
Body oils, sweat and hair products transfer into the fabric on every use, softening and discolouring it long before it looks dirty. Arms and headrests always go first for exactly this reason.
Grit abrades the weave
Crumbs, sand and grit work into the crevices and between the cushions, then grind against the fibres every single time someone sits down. That wear is permanent.
Leather cracks when it dries
Leather loses its oils through daily use and heat. Without conditioning, the creases on the seat bolsters harden and turn into splits, and a split panel is a retrim rather than a clean.
Odour settles into the foam
Pet accidents, spilt milk and damp all reach the foam beneath the fabric. Surface cleaning or a spray covers it for a week, then the warm weather brings it back.

1. Inspection and fabric test
I check the manufacturer's label and test a hidden area for colour fastness before anything else happens.

2. Dry soil removal
Crevices, cushion voids, frame and skirt vacuumed out first, the single biggest factor in the final result.

3. Pre-treatment
Arms, headrests and any marked or heavily used areas are treated individually and left to dwell.

4. Clean and rinse
Low-moisture extraction matched to the fabric, so the soil is flushed out and pulled back rather than pushed deeper in.

Leather is cleaned and then conditioned to put back the oils daily use strips out.

Pile reset, cushions repositioned, airflow set up. Usable again in four to five hours.
Fabric, Leather and Knowing the Difference
The wrong method on the wrong fabric is how suites get ruined, and it is not always reversible.
Fabric types
Cottons, linens, chenilles and viscose blends all behave very differently under moisture. Viscose in particular is unforgiving, too much water and the pile distorts or watermarks permanently.
Testing first tells me how much moisture the fabric will take and whether the dye is stable. That decides the method before I start, rather than halfway through the second cushion.
Leather
Leather is cleaned with products formulated for hide, not for fabric, and then conditioned to replace the oils that daily use and central heating strip out. That second step is what keeps it soft rather than leaving it squeaky and dry.
Pigmented leather, which is what most modern suites are, cleans well. Aniline and semi-aniline hides are far more absorbent and get a much more cautious approach, I will tell you which yours looks like before starting.
Pet odour in upholstery
Pet odour treatment goes after the source in the fabric and the foam rather than laying a fragrance over the top of it. Masking sprays are why people think the smell always comes back.
Where urine has reached deep into the foam of a cushion, I will be honest about the limits, sometimes the cushion interior itself needs replacing, and no amount of cleaning changes that.
Mattresses, rugs and headboards
Mattresses are cleaned in place and are worth doing after illness, before a guest room is used, or simply because nothing else in the house is slept on for eight hours a night without ever being washed.
Rugs start from £30 and are cleaned in situ. Wool and viscose rugs get a far more conservative moisture level than a synthetic one, for the same reasons that apply to upholstery fabric.
End of tenancy and commercial seating
Landlords and letting agents use upholstery cleaning alongside carpets at the end of a tenancy, because inventory clerks mark both and a deposit dispute usually starts with the sofa.
Office and meeting room chairs, reception sofas and breakout seating are all priced by item in the same way, which makes a whole floor easy to budget without a survey.

- How often should a suite be cleaned?
- Every twelve to eighteen months for a busy family sofa, longer for a formal room that sees little use. Regular cleaning removes the oils and grit that actually wear the fabric out.
